As Lead Modular, our primary goal is to construct faster, safer, higher quality, and more cost-effective buildings without harming the environment. To achieve this, modular buildings are produced and assembled almost entirely in a fully equipped factory setting by experienced assembly teams, in accordance with international quality standards, and under the direct guidance of engineering teams. Modular buildings represent the most modern and ideal solution of our time. These structures significantly reduce construction times at project locations, decrease the number of personnel on site, and thereby minimize potential work accidents. Additionally, the minimal use of equipment and labor on site reduces energy consumption and environmental impact. It also prevents disturbances such as traffic, noise, and dust/gas emissions around the construction site.
We provide services at all stages from the project investment phase to the construction handover. Our team handles all architectural work, structural design and calculation reports, fire, thermal, and sound resistance reports, energy identity certificates, electrical and mechanical installation projects, and construction site projects before and after construction permit applications. We don’t have any standard type, since we create custom design for each project. All necessary approvals for the engineering work of the ordered structures can be obtained from the authorized firms/municipalities at the project location.
Before production, all works including the creation and selection of appropriate material alternatives according to customer demands and regional regulations, interior architecture and decoration, furniture and equipment supply and installation, etc., can be completed in the factory. About 95% of the project is completed in the factory, leaving only superficial assembly work at the project site.
All our production processes are conducted under the supervision of TÜV Nord and in compliance with EN and DIN standards. TÜV Nord representatives inspect our production facility daily, ensuring that the produced products meet the engineering design and regulatory quality standards and provide their approval. Upon the completion of all production activities in the factory, a work completion certificate is obtained from TÜV Nord.
The manufactured and assembled modular units are packaged appropriately for land and sea transportation and dispatched from the factory. As Lead Modular, we can manage all logistics operations with our experienced team, providing door-to-door delivery to every project location.
The unloading and assembly of our modules at the project location, activation of electrical and mechanical installations, and the final finishing works to be completed on-site are carried out by our assembly teams.

While the vast majority of the assembly of our products is meticulously conducted in our factory, the integration and final surface assembly are efficiently executed on-site by our expert team, ensuring full compliance with local regulations.
The majority of product assembly is completed in the factory; however, the integration and final surface assembly of shipped products at the project site are swiftly carried out by a professional team in accordance with local regulations.
Any fixed or movable furniture in the project can be designed and supplied by our architectural team, and technical equipment can be designed and supplied by our engineering team.
